We continue to see economic data. That leads me to believe that we're gonna see multiple interest rate hikes in 2017. In 2016 we had one hype it was in December 26 he had one in this in 2015. Who also was in December. However we are now starting yet new information out of the that we fed in housing and we're getting jobless claims numbers that lead me and other economists to believe that we're gonna see. I know two or three interest rate hikes I everybody's very truck with you here on Thursday and Oprah get ahead of myself but. Chuck and look at Philly head Philly Fed excuse me. Housing starts and initial claims and a lot of bullish indicator. Well I'll tell you what what's been interesting is that historically if you look at the last. Four years going back to actually the last six years now going back to 2010. The first quarter for some reason has always been weaker than the rest of the year and not my theory on it has just been that effectively you've got some artifacts and how the data is calculated and seasonality is factored in. And I think that's affected it. But we're shaping up to actually have a decent first quarter here for the first time really since probably 2000. GDP on a quarter by quarter basis retail sales were strong we reported that yesterday it exactly go back to you take a look at a quarter by quarter basis here your first quarter GDP numbers war. You know starting in what's called 2009. Okay. Negative point 92%. Negative not point 92 guy that was in 2009 as 20102 point 07. 20113. Point eight which is still the slowest of the year up four point 83 need to keep mine also on adjusted for inflation okay. You know you go through 3.3 forcibly factor in inflation it's point 8%. You know you continue on it's been the slowest growing quarter over the last 67 years. And I think that just what you're seeing here. Is for the first time it seems like we're getting off to a good start you for the year and and it just doesn't ought to think psychologically for businesses and consumers just say hey things are in a decent place here. And maybe we can be a little bit more aggressive and hiring and capex and things like that. I just think that you might start to see a little bit of that because the first quarter appears to be starting stronger than. Has previously in the past I've had occasion to talk to Kirk rose in grand if you don't know who years he's the Boston. Fed president he's been in charge there for a number of years. And historically. He has been considered to be very dovish and very resistant to raising interest rates and I've talked to about this. And he said to me while you know they understand savers are getting paid that we need to keep interest rates low in order doing Kirch borrowing. Well yesterday he was making a speech in New York City chuck and he. Inferred during that speech that there would be three or more interest rate hikes. In 2017. What has changed so much to make him such a hot now that he's gone from. Dubbed camp right where he was I don't wanna raise rates I don't wanna raise rates are raised too quickly on. And now all of a sudden he's now we go three times maybe more. Yeah and it I think he's just trying to you get the market price for the expectation they Martin I don't know if I still skeptical the Fed goes three times as you are I am just because again we've had one good month of data we've seen one good month of data before they get no it means something that's happening at the start of the year obviously as I just mentioned. But I still think there there are more questions than answers out there especially when you factor in just the geopolitical. Issues that we are facing. On a worldwide basis here whether we're talking Europe whether we're talking China yup you know that there are some real issues that still need to be worked out. In this market is discounting that right now and I think because of that you know that's having somewhat of a wealth effect it's kind of pushing things up a little bit I think if you see things pull back. You know you may see spending dipped a little bit as well as a result of. Do you think you're talking up interest rates to encourage people to sell their stocks I mean stocks. Feel we've seen this before Alan Greenspan did this back in the ninety's where he talked up interest rates. He called the stock market irrationally exuberant and stocks on that statement sold off its. It's definitely possible danger you can absolutely make a case that stocks are. Over priced at this Turco. I don't think were anywhere near those types of bubble territories that we got into with the tech bubble and things like that where we were just. As Alan Greenspan says irrationally exuberant but you can definitely make a case that hey. If if you don't get tax reform and things like that that could be a little bit of pull back on the yup you know and it certainly you know earnings growth this year is going to be pretty decent looks like we need a last the last couple years have been stagnant is energy's been so bad they played a little catch up there but. I think overall on the balance you know it's it's shaping up to be a good start to the year but I'm still skeptical on rates. 81%. Of Americans do not know how much money they need in order to retire I found this statistic to be shocking. I doubt that. The statistic applies to our audience because you tend to be by a financially savvy. Listener ship but 81%. Of Americans chuck saying I have no clue as to how much money and need to have in retirement. One of those problems that I talked to a lot of Baath folks in my age range in about things like that and what this is the thing that I hear more often than not is just that hey it's still something that's far away but I will tell you I am seeing a lot of more ideals that are starting. To get into saving earlier than their. Parents did well we talked about that is that millennial Sino are saying well I have to Max out my 41 K plan and when I was your age I was an acting out everything could part of this for taxes I wanted to save on the income taxes but part of that was. I just didn't wanna have to work until I was eight years old. Yeah and in I think what you're seeing. And this is from an article in the New York Times from about a month ago where I'm pulling the the stats prominent just waiting for the add to go away because. Online Agence annoyed the worst for but you are seeing actually. A higher percentage of millennia walls saving then their parents did at the same age that's okay that's good and obviously you know that you were proactive about doing it now and a lot of our listeners probably work. But the fact is when you look at the average retirement balance for someone who's about sixty years old right now infidelity puts this out every year. It varies anywhere between about 90000 and a 1101000. Which isn't enough for those folks to live off. So people of historically been very un prepared for retirement. And part of that is just because we've had this transition in the last forty years from defined benefit plans like pensions to defined contribution where the onus is on the employee. To make those contributions and employees have been very good at doing. Well and they've raided the plans right now I mean made back in 2008 I remember when the market was crashing I had friends who work. I don't work for six months two years and they had to go into their 401K plan because they had no other source of capital and they didn't want a default on their mortgage it. Here's something to think about okay the and this is when we talk about why people run into those kinds of problems okay. The average person we know the average household earns somewhere around fifty to 53000 a year right now snow across the country. The average cable bill I can just put this out there's an example is 99 dollars a months of the average household. Is spending almost 3% of their income. A people and think about what they're spending on yourself than you think about the phones like think about than this that what what we now view is necessities all of a sudden. Cable TV became a necessity because he had to be able to watch keeping up our dashing well you've got to have Internet to like he can't have Internet. You can have Internet without cable TV when you don't see much money truck I told my expert that's if you want to have 500 channels that you watch on line and everything if you don't want Netflix you don't want stuff like that. You can spend forty bucks a month thing called a day I know but you could also get the cable TV channels for probably an extra ten or fifteen bucks. Note that the average bill is a nine averages that but if you went with a skinny bundle. Right dissent look I I want Internet service because you have to have that at an early anybody who does that Wi-Fi in the house or you but but again on saying his. If you go and any Kenya you can probably get down to fifty bucks a month. But this late. The reason why people have trouble saving for retirement is because they view something like cable as a necessity as opposed to an option I actually just did this just. And by the way. I got Internet for 499 in a month yup and then it was an extra ten for whatever reason rental whatever so it's going to be sixty bucks a month. And with cable as an extra twenty dollars a month so I said no thanks Roy officially cut the cord look at that would you let us and sixty dollars a month for Internet and then you have an antenna. So if out early sign into. An. It and that's the thing it's you know when we talked about financial responsibility in trying to save for retirement. It little stuff like this adds up if you're spending an extra 600 bucks a year over 2030 years all of a sudden you're talking about thousands of dollars. Well my advice to you is to save I don't care what you thirty years old or sixty years old but always every year. The percentage of Americans that own their own home has been declining dramatically. Since the year 2004. And one could argue too high in 2004. We're joined now by mark Fleming from the first American financial corporation he joins us to talk about the declining rate of homeownership I mark Perry you. Very good so what the the peak was back in 2004 and it was what 69% of Americans own their own home. That's it 69% in what is it today. Harvard just around 64 a little bit below about 5% decline are. What we knew looked at the you know a longer period of time wait what was the homeownership rates they over. Back in the sixties years 70s80s. I'm wondering if 2004 was a little bit of an anomaly. Right. Yeah I love the headlines we've been reading and over the last year sort of mean from statistical fence it's true that homeownership rate is probably half century low. Those that they bank. But the trick is throughout the 1990s up until about 1995. The homeownership rate pretty consistently hovered around. 65%. For the long run average anywhere else since 1950s and sixties who's been. In the mid sixties so while technically that number today is that fifty year lows in mind the amount of variation in the homeownership rate. That year low with only 5% off spoke 69% high and add to your point. Easily probably one or 2% of that 69. Words let's be kind of call it due to financial innovation in helping them. There so 63 point 7% though that is lower than the the fifty year average. Would would have happened you point out to a statistic related to marriage rates what are marriage rates today vs 1960. Right you have to you know homeownership it is is a decision that in large part driven by lifestyle choices and we look at. Getting married and the decision to have children have strong drivers. The desire to be a homeowners you're not married and don't have gives you much more likely to be. A renter in the city delivering the actual like stops for example. And so marriage rate has declined. In recent years. I'm in large part because of that the shifting demographics. You know he's had baby boomers. You know they came to the floor in the sixties and seventies and and and you drove homeownership been terrible desire to be homeowners that they got married and have kids and had. Generation next striving homeownership and they got married and had kids in the 1990s. And early 2000. Now you have millennial which is actually a larger group that baby boomers. And they're not getting married and not having kids at least. At that hit with the same timing or at the same age as prior generations and so. We estimate that you know all out so equal are trying to figure out what you're breaking down the changes in the homeownership rates that about. The homeownership rate should go down like three and a half percent simply because. Millennial aren't getting married or the overall marriage rate is in this hide data used to be and that's really democratic storing more than anything else. What I wanna point out the number back in 1960. With 72%. Wright married households today it's 50% that is a dramatic change. In a fifty year period of time 57 year purity time. That's right and here's one good reason why we don't need to be too worried about that fact even think about all of those households that are out there today that are unmarried. President. Drawing down not overall marriage may rate. They're all these young families there are young households has no regulation individuals or is he going to college in getting college degrees. There are going to be the most highly educated. Generation in American history and yet you delayed getting married if you're busy getting a master's degree. Rate and birth rates are declining as well right. And you may and you marry up. Right now now it might be date. Made. Have kids got married or who knows right right they doesn't sting still would have happened and that's that as we progress through starlight stages. Where the women her age fifteen to forty force that like basically kind of working age right. And when you look back historically would run for the standard for the UK in 1960 got birth rate was 24. Per 1000 yup. I'm it dropped. Into the static he's actually quite dramatically between 1960 and early seventies he dropped from 24 count under sixteens there's a big big. It climbed. In the sixty news and oh lead after their listeners to consider. And that is whatever is wrote back up that they basically flat line until 1990 around sixteen yeah. And has come down now to below. Look fourteen actually. Then what is it 129. Point 80 yeah and then Gatti and and I don't know. We children and their four homeownership will rebound because about it that. We don't from all the surveys we don't see. That somehow. The millennial generation fundamentally different from prior generations in that they don't want to ever be Americans don't want to ever have children. It's just those decisions are made. I think that's the good and down as historically great game. That's at the moment as they go in two years ago was a better game two it was that was it that was more of a nip and tuck game the entire way well my my point twos in and I'll tell me if you think NFL viewership is that. You could see a situation where hey you might have three rate hikes and all of a sudden that overnight rate is up to one and a quarter percent. But the tenure could come down to two and a quarter because people think that hey maybe it's gonna tap album.
